FEATURES

Our floor plans are designed with living space in mind! Whether it's the four-bedroom design, 13ft ceilings, walk out lower levels, master ensuite retreats, you can select the one that suits your daily life.

EXTERIOR CONSTRUCTION DETAILS

  1. Exterior walls to be brick cladded, with accent details in other materials, as per Vendor's predetermined architectural colour schemes and as per plan.
  2. Exterior paint colour as per Vendor's predetermined colour schemes.
  3. Roof shingles and/or metal roof (as per plan) from Vendor's predetermined colour schemes.
  4. Maintenance-free aluminium and/or vinyl soffits, fascia, eavestroughs and downspouts.
  5. Approximately 8’ high exterior front entry door(s) with “Upgrade 5” grip set from Vendor’s standard samples.
  6. Exterior light fixture(s) on front elevation, as per model type.
  7. Professionally graded and sodded lot.
  8. Professionally installed permeable material (interlock type) driveway (Vendor not responsible for future settlement).
  9. Attic insulation, exterior wall insulation and basement wall insulation as per Ontario Building Code requirements.
  10. Poured concrete porch, as per model type.
  11. Reinforced poured concrete garage floor.
  12. Poured concrete basement walls with damp-proofing and foundation collector drains. Drainage layer provided on exterior of basement walls to enhance overall water resistance.Studded perimeter exterior walls with R20 batt insulation.
  13. Steel beam support as required in basement.
  14. Doors and windows sealed with high quality caulking.

INTERIOR FINISHES

    1. Ceiling height approximately12’ on basement floor, 9' on main floor and 9' on second floor, as per model type.
    2. Stained oak main staircase (veneer risers and stringers) with “Upgrade 5” handrails and spindles with stairway railings to be mounted on oak nosings in platformed area(s); Platform(s) and landing(s) to be finished with stained engineered oak flooring (approximately 3” wide), as per model type.
    3. Choice of “Cambridge” two panel style or “Contemporary” flat slab style doors throughout, as per plan.
    4. Choice of paint grade “Upgrade 3C” or Contemporary” trim on all doors and arches
    5. All flat arches on main floor to be trimmed, as per plan.
    6. All interior walls to be finished with premium acrylic latex paint*. Wood trim and doors painted with semi-gloss white paint. Purchaser to have choice of one (1) wall colour throughout from Vendor’s standard samples.
    7. Smooth ceiling finish throughout main floor, basement and second floor.
    8. All interior door hardware to be “Upgrade 1” lever type in satin nickel colour finish.
    9. Laundry area complete with white base cabinet(s) and upper cabinet(s) where applicable from Vendor’s standard samples, and tub and connections for water, drain and venting, as per model type.
    10. White stackable washer and dryer in laundry area.

KITCHEN SPECIFICATIONS

    1. “Upgrade 2” cabinetry with extended height upper cabinets, soft close doors and drawers and with metal box drawer(s), as per plan.
    2. “Upgrade 2” countertops complete with undermount double bowl stainless steel sink with washerless single lever faucet and “Upgrade 1” cabinet handles/knobs, selected from Vendor’s standard samples, as per plan.
    3. “Upgrade 3” tile backsplash, selected from Vendor’s standard samples, as per plan.
    4. Stainless steel finish hood fan, over stove with 6” ducting to exterior.
    5. Heavy duty plug receptacle provided for stove.
    6. Designated dishwasher space with rough-in electrical-plumbing for future dishwasher.
    7. Stainless steel finish appliances (refrigerator, stove and dishwasher).

BATHROOM FINISHES

  1. Comfort height “Upgrade 2” cabinetry with soft close door(s) and drawer(s) and metal box drawer(s), as per model type.
  2. “Upgrade 2” countertops with undermount sink(s) and “Upgrade 1” cabinet handles/knobs, selected from Vendor’s standard samples in all bathrooms and powder room, as per model type.
  3. Wall mirrors in all bathrooms.
  4. All bathroom plumbing fixtures to be white.
  5. Elongated toilet in all bathrooms.
  6. “Upgrade 2” wall tiles selected from Vendor’s standard samples, installed in bathtub and shower enclosures up to and including ceiling. Bathtub surround is tiled to approximately 24” above bathtub, as per model type, where bathtub and shower stalls are separate.
  7. Exhaust fan in all bathrooms*.
  8. Bathtub or bathtub and separate shower stall in master ensuite, as per model type.
  9. Bathtub or shower stall in main bathroom or secondary ensuites, as per model type.
  10. Temperature and pressure control single lever faucet on all showers, as per model type.
  11. Master ensuite with frameless clear glass door/enclosure and recessed shower light, as per model type.
  12. Main bathroom, secondary ensuites and basement bathroom with framed chrome finish clear glass door/enclosure, as per model type.

FLOORING FEATURES

  1. Stained engineered oak flooring (approximately 3” wide) on main floor and second floor non-tiled areas, selected from Vendor’s standard samples, as per model type.
  2. High performance laminate flooring to basement non tiled areas, selected from Vendor’s samples, as per model type.
  3. “Upgrade 3” tile floor (stacked installation) in designated areas from Vendor’s standard samples, as per model type.
  4. Engineered sub-floor system.
  5. All sub-floors will be glued and fastened with screws.

DOORS AND WINDOWS

Vinyl casement, or thermo-fixed glass windows with LOW-E glass throughout, as per model type.
    1. Screens on all operational windows.
    2. Fiberglass insulated front entry door(s) with high quality weatherstripping
    3. Roll-up insulated garage door.
    4. Garage door opener with one remote operator.
    7. Metal insulated door from garage to house, as per plan, where grade permits.

ELECTRICAL AND LIGHTING DETAILS

  1. 200 amp electrical service with breaker panel and copper wiring throughout.
  2. Quality light fixtures provided throughout, including ceiling light fixtures in all bedrooms, great room and decorative wall mounted fixture in powder room, as per model type.
  3. Electrical outlets provided in garage along with waterproof exterior outlet near all exterior doors, excluding door from house to garage.
  4. Heavy duty receptacle and wiring provided for clothes dryer.
  5. Rough-in RG6, or equivalent, cable T.V. in great room, recreation room and master bedroom, as per model type.
  6. Door chime provided.
  7. Electronic smoke detectors installed in basement, on main and upper floor, including all bedrooms.
  8. All bathroom electrical duplex receptacles protected by ground-fault interrupter.
  9. Rough-in for central vacuum.
  10. Rough-in for category 5, or equivalent, voice/data wiring in master bedroom, kitchen and recreation room, as per model type.
  11. “Decora” switches and plugs.
  12. Ten (10) LED pot lights on main floor.
  13. Rough-in electric car charger ready conduit in garage.

PLUMBING AND HEATING SPECIFICATIONS

  1. Natural gas forced air "High Efficiency" furnace with ECM motor controlled by a programmable thermostat.
  2. Installed heat recovery ventilator (HRV) with separate wall control for improved indoor air quality.
  3. Installed rental gas hot water heater.
  4. Barbecue gas line to rear of home, with disconnect and valve, location determined by Vendor.
  5. Central air conditioning.
  6. One water tap provided in garage and one on exterior.
  7. Single lever faucets on all bathrooms and powder room sinks.
  8. Carbon monoxide detectors as per Ontario Building Code requirements.
  9. Ducts professionally cleaned prior to Closing.
